Based on clients needs we extend our services related
to either buying property or selling property or renting
property using our local relationship to smoothen the
process.
Property valuation
Basis the results of the comprehensive check up and
a comprehensive Geriatric Consultation arranged at home,
Guardian suggests a Customized Health Plan for the elderly.
Guardian shall check in on regular basis with the elder
to make sure that things are going well, let the family
know the status, and make suggestions as things change
over time.
Home Repair services twice a year
Just after becoming a member of Guardian club, the member
gets a one time house repair check up, where our expert
civil engineer visits the house and communicates the
any possible maintenances problems if any. Kindly note
only quarterly visit is included in package if you need
to do any specific maintenance activities kindly check
our assorted property maintenance activities list. The
same activitity would be repeated after 6 months to
make sure that the property is in good condition.
Photographs of the property
We would be updating you with property photographs twice
a year.
Current Market Information
On subscription of this task we will provide information
about the availability of apartments in specified location
or area as per customer’s requirement. A report
based on the following parameters shall be provided
back to the customer.
1. Location / Area of the apartment situated as specified
by the customer
2. Any specific Property developers / builders
3. Type of apartment – 2 BR / 3 BR / 4 BR / Duplex
etc
4. Total Budget in INR
Tenant Management
This Annual Service ensures that your interests as a
property owner are safe guarded. The monthly rental
cheques will be collected from the tenant & will
be deposited to your bank account. The scanned copy
of the bank deposit challan will be mailed to you. Books
of accounts will be maintained and will be handed over
to you once in a year
Property tax paying
This is the tax levied on the property by the local
authority such as Corporation, Municipality, etc to
the person in whose name the property stands. You can
pay through us & we will scan the copies of property
tax bills. Tax paid receipts shall be sent to any location
in India by courier or registered post. For delivery
outside India, courier charges will be extra. The service
charge is for one property.
Payment of bills
Routine bills like electricity, society maintenance,
other PMC bills
Fencing of Plot
We will assess the fencing requirements of your plots
and will send you the quotation received from the select
reputed vendors, We would send you the lead time, best
suitable construction type and material for your initial
understanding only. On the approval and payment, we
will then monitor the work and will ensure that the
vendor maintains the quality. The service fee is for
a single plot. Digital pictures of the fenced plot will
be sent after completion of the work.Guardian will coordinate
between you and the vendor on the progress of the work
and will check for the quality of the fencing work till
completion.
